1. Introduction
This Privacy Policy explains how Lanner ("Lanner," "we," "us," or "our") collects, uses, discloses, and protects personal information when you use our website and application at lanner.com.au (the "Service"). Lanner is an AI-powered rental property search platform for tenants in Melbourne, Australia, operated by Lanner Group, ABN 66 846 887 694 ("we", "us").
We are committed to handling personal information in accordance with the Australian Privacy Principles (APPs) contained in the Privacy Act 1988 (Cth).
By using the Service, you agree to the collection and use of information in accordance with this Privacy Policy. If you do not agree with this Policy, please do not use the Service.
2. Personal Information We Collect
We collect the following categories of personal information:
Account information. When you sign up, we collect your name, email address, and profile photo (via Google sign-in) or the email address and password you provide directly.
Search preferences ("Lanner Radars"). Suburbs, budget, bedroom count, property type, and advanced filters (pets, parking, move-in date, keywords, etc.) that you configure to personalise your matches.
Usage and match data. Properties matched to you, AI match scores and star ratings, listings you save as favourites, and your search history.
Payment information. If you subscribe to a paid plan (Scout, Hunter, or Relocator), payment is processed by our payment processor, Stripe. We do not collect or store your full card details — Stripe handles this in accordance with its own privacy policy and PCI-DSS security standards. We receive limited billing information from Stripe, such as your subscription tier, status, and billing history.
Relocator plan — Document Vault. If you subscribe to the Relocator plan, you may voluntarily upload identity documents, payslips, reference letters, and rental history documents to help you apply for properties. These are stored in a private, access-controlled storage bucket that only you (and, where relevant, our systems for the purpose of assisting your applications) can access.
Relocator plan — AI cover letter assistant. If you use the AI cover letter chat feature, the messages you send and the property/application details you provide are processed to generate content for you.
Communications. If you contact us for support, we collect the information you provide in that correspondence.
Technical and usage data. We automatically collect limited technical information such as IP address, browser type, device information, and general usage/interaction data with the Service, for security, analytics, and service-improvement purposes.
3. How We Use Your Information
We use personal information to:
- Create and manage your account and authenticate you;
- Operate your Lanner Radars and generate AI-powered property matches and star ratings;
- Send you Lanner Briefing email digests of new matches, and other service-related and transactional emails (e.g. sign-up confirmation, password reset), where you have this enabled;
- Process subscription payments and manage your plan tier via Stripe;
- Provide Relocator features, including secure document storage and the AI cover letter assistant;
- Respond to your enquiries and provide customer support;
- Maintain the security, integrity, and proper functioning of the Service;
- Improve and develop the Service, including analysing aggregated usage trends; and
- Comply with our legal obligations.
We do not sell your personal information to third parties, and we do not use your data to train third-party AI models beyond what is required to generate your own matches, ratings, and cover letters.
4. How We Collect Information
We collect personal information directly from you when you create an account, configure search preferences, upload documents, use the cover letter assistant, subscribe to a paid plan, or contact us. We also collect information automatically through your use of the Service (e.g. cookies, session data).
5. Disclosure of Personal Information
We disclose personal information to the following categories of third parties, only as necessary to operate the Service:
- Supabase / Lovable Cloud — our backend infrastructure and database provider, used to store account data, search profiles, matches, and (for Relocator users) uploaded documents.
- Stripe — our payment processor, used to process subscription payments. Stripe may hold and process your payment details subject to its own privacy policy.
- Google — if you sign in with Google, Google processes your authentication on our behalf.
- Google Gemini (AI provider) — used to power the AI cover letter assistant and AI match scoring/analysis. Content you submit to these features may be processed by this third-party AI service in order to generate a response for you.
- Domain.com.au (property data provider) — we query third-party property listing data from Domain.com.au to source rental listings for matching against your Lanner Radar. We do not send your personal information to Domain.com.au as part of this process — only the search parameters needed to retrieve relevant listings.
We may also disclose personal information where required by law, to protect our rights or the safety of our users, or in connection with a business transfer (e.g. merger or acquisition).
6. Cross-Border Disclosure
Some of the third-party service providers listed above (including cloud hosting and AI providers) may store or process personal information on servers located outside Australia. Where this occurs, we take reasonable steps to ensure these providers handle your information consistently with the Australian Privacy Principles.
7. Data Security
We use industry-standard technical and organisational measures to protect your personal information, including access controls, encryption in transit, and row-level security on stored data (in particular for Document Vault uploads, which are stored in a private bucket accessible only to the account owner). However, no method of transmission or storage is 100% secure, and we cannot guarantee absolute security.
8. Data Retention
We retain your personal information for as long as your account is active, or as needed to provide the Service to you. If you delete your account, we will delete or de-identify your personal information within a reasonable period, except where we are required to retain it for legal, accounting, or dispute-resolution purposes (for example, billing records).
9. Your Rights
Under the Australian Privacy Principles, you have the right to:
- Access the personal information we hold about you;
- Request correction of inaccurate or outdated information;
- Withdraw consent to certain processing (e.g. disable the Lanner Briefing email digest in your profile settings at any time);
- Request deletion of your account and associated data, subject to our legal retention obligations.

10. Cookies
We use cookies and similar technologies (such as local/session storage) that are necessary for authentication and the core functioning of the Service (e.g. keeping you signed in). We do not currently use third-party advertising or cross-site tracking cookies. If this changes, we will update this Policy accordingly.
11. Children's Privacy
The Service is not directed at, and is not intended for use by, individuals under the age of 18. We do not knowingly collect personal information from children.
12. Complaints
If you believe we have breached the Australian Privacy Principles or mishandled your personal information, please contact us first at the details below so we can try to resolve your concern. If you are not satisfied with our response, you may lodge a complaint with the Office of the Australian Information Commissioner (OAIC) at oaic.gov.au.
13. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes to the Service or our legal obligations. We will post the updated version on this page with a revised "Last updated" date, and where changes are material, we will take reasonable steps to notify you.
