1. Acceptance of Terms
These Terms of Service ("Terms") govern your access to and use of Lanner, a rental property search platform available at lanner.com.au (the "Service"), operated by Lanner Group, ABN 66 846 887 694 ("Lanner," "we," "us," "our").
By creating an account or using the Service, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the Service.
2. Description of Service
Lanner helps tenants in Melbourne, Australia search for rental properties by allowing you to configure search preferences ("Lanner Radars"), receive AI-generated match scores and star ratings against listings sourced from third-party property data providers, save favourites, and (on eligible plans) receive email digests, use an AI cover letter assistant, and store application documents.
Lanner is a search and matching tool only. Lanner is not a real estate agent, property manager, or party to any tenancy agreement, and we do not lease, rent, or manage any property listed or matched through the Service.
3. Eligibility and Accounts
You must be at least 18 years old to use the Service. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You must provide accurate information when creating your account and keep it up to date.
4. Subscription Plans, Billing, and Trials
The Service is offered on a free tier and paid subscription tiers (currently Scout, Hunter, and Relocator), with features and pricing as displayed on our Pricing page, which may change from time to time.
Paid plans are billed via our payment processor, Stripe, on a recurring weekly or monthly basis (as selected at checkout) until cancelled. Some plans may include a free trial period, as indicated at signup — if you do not cancel before the trial ends, your card will be automatically charged for the first billing period.
You may cancel your subscription at any time via your account settings; cancellation takes effect at the end of your current billing period, and no partial refunds are provided for unused time unless required by the Australian Consumer Law (see Section 11). We may change subscription pricing with reasonable advance notice; continued use after a price change takes effect constitutes acceptance of the new pricing.
5. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of these Terms;
- Attempt to scrape, reverse-engineer, or extract data from the Service other than through the features we provide;
- Misrepresent your identity or the information in any application or document you submit through the Service;
- Interfere with or disrupt the integrity or performance of the Service;
- Use the Service to submit false, fraudulent, or misleading rental applications; or
- Circumvent any usage limits or security measures of the Service.
We may suspend or terminate your account if we reasonably believe you have breached these Terms.
6. Property Listing Data and Accuracy
Property listing data displayed through the Service is sourced from third-party providers (including Domain.com.au) or, where live data is unavailable, may include sample/demonstration listings clearly intended to illustrate how matching works. We do not guarantee the accuracy, completeness, availability, or currency of any listing, including price, availability status, features, or images. Listings can change or be removed by the original agent or platform at any time without notice to us.
You are solely responsible for independently verifying all listing details — including availability, price, and suitability — directly with the listing agent or original source (e.g. Domain.com.au) before making any decisions, applying, or entering into any agreement. We are not liable for any loss arising from reliance on listing data displayed through the Service.
7. AI-Generated Content
Match scores, star ratings, AI-generated notes, and any AI cover letter or application content produced through the Service ("AI Output") are generated automatically and may contain errors, omissions, or inaccuracies. AI Output is provided for informational and convenience purposes only and does not constitute advice of any kind (including legal, financial, or professional advice).
You are responsible for reviewing, verifying, and editing any AI Output before relying on it or submitting it to a third party (such as a landlord or agent). We are not liable for outcomes resulting from your use or submission of AI Output.
8. Document Vault (Relocator Plan)
If you use the Document Vault feature to upload identity documents, payslips, references, or rental history, you confirm that you have the right to upload and share those documents and that the information they contain is accurate. You are solely responsible for the content and accuracy of documents you upload and for how you choose to share or submit them to third parties (e.g. as part of a rental application). We store these documents securely for your convenience but are not responsible for how any third party you share them with subsequently uses or handles them.
9. Intellectual Property
The Service, including its software, design, branding, logos, and content (excluding third-party listing data and content you upload), is owned by Lanner or our licensors and protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable licence to use the Service for your personal, non-commercial use in accordance with these Terms.
You retain ownership of any documents or content you upload to the Service. By uploading content, you grant us a limited licence to store, process, and display that content solely for the purpose of providing the Service to you.
10. Third-Party Services
The Service integrates with and links to third-party services, including Stripe (payments), Google (sign-in), Domain.com.au (property data), and AI providers used to generate matches and cover letters. Your use of these third-party services may be subject to their own terms and privacy policies, which we encourage you to review. We are not responsible for the content, accuracy, or practices of third-party services.
11. Australian Consumer Law
Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy that cannot lawfully be excluded, restricted, or modified under the Australian Consumer Law or other applicable law. To the extent permitted by law, our liability for breach of any non-excludable guarantee is limited, at our option, to re-supplying the Service or paying the cost of having the Service re-supplied.
12. Disclaimer of Warranties
To the maximum extent permitted by law, the Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that any particular property match or outcome will occur.
13. Limitation of Liability
To the maximum extent permitted by law, and subject to Section 11, Lanner and its officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or opportunity (including any tenancy application outcome), arising out of or relating to your use of the Service. Our total aggregate liability for any claim arising from these Terms or the Service is limited to the amount you paid us in the 3 months preceding the claim.
14. Termination
You may stop using the Service and cancel your account at any time via your account settings. We may suspend or terminate your access to the Service, with or without notice, if you breach these Terms, or if we discontinue the Service. Upon termination, your right to use the Service ceases immediately; certain provisions of these Terms (including Sections 9, 11–13, and 16) survive termination.
15. Changes to the Service and These Terms
We may modify, suspend, or discontinue any part of the Service at any time. We may update these Terms from time to time; material changes will be notified via the Service or email, and continued use after changes take effect constitutes acceptance of the updated Terms.
16. Governing Law and Disputes
These Terms are governed by the laws of Victoria, Australia. You agree to submit to the exclusive jurisdiction of the courts of Victoria, Australia for any dispute arising from these Terms or the Service, without prejudice to any non-excludable rights you may have under the Australian Consumer Law.
